What is Title Insurance and Title Search?

Lenders demand title insurance, also known as a “lender’s policy.” This covers them should any unforeseen issues come up with the title, but this isn’t all you need. You also need an “owner’s policy” which will cover you as well. Do not assume that any issues would have shown up in the title search. There are things that a title search won’t reflect. For example, a fraud in the title, lack of legal capacity to sign document or erroneous legal descriptions. The Simple Title team will perform a title search to make sure that there will be no issues with your title in your future. This will let you know if there are any liens, claims or other problems with the title that need to be addressed before the closing date. Count on us to help you make sure your title is clear!
