About the Role

We’re seeking an experienced Commercial Real Estate Attorney to join our South Portland office and play a key role in managing sophisticated commercial transactions and resolving complex title issues. This position offers the opportunity to take ownership of files from the earliest stages of title review through closing and final policy issuance. 

You’ll partner closely with lenders, real estate counsel, brokers, surveyors, municipalities, and registries to ensure each transaction is navigated with accuracy, efficiency, and professionalism. What You’ll Do

  • Conduct comprehensive title examinations for commercial real estate, including registry, probate, survey, genealogical, and legal description research 
  • Review and prepare title commitments, resolve defects, coordinate with underwriters, and issue final policies 
  • Analyze purchase and sale agreements, leases, loan documents, and other transactional materials for title and closing implications 
  • Coordinate with brokers, lenders, attorneys, municipalities, and surveyors on payoff statements, tax status, utilities, UCCs, entity documentation, transfer taxes, and more 
  • Draft and review closing documents such as deeds, settlement statements, transfer tax forms, and endorsements 
  • Manage and supervise closings—both in person and remotely—including funds collection, disbursements, and e-recordings 
  • Oversee post closing processes, file organization, and policy issuance closing processes, file organization, and policy issuance 
  • Advise clients and internal teams on title, survey, recording requirements, legal descriptions, and risk mitigation 
  • Support business development through communication with existing and prospective clients 
  • Assist with special projects and other duties as needed 

What You Bring

  • Juris Doctor (J.D.) from an accredited law school 
  • Active admission to the Maine Bar in good standing 
  • 3+ years of experience in commercial real estate transactions, title examination, or related closing work 
  • In-depth knowledge of Maine real estate law, title insurance practices, registry systems, surveys, and municipal processes depth knowledge of Maine real estate law, title insurance practices, registry systems, surveys, and municipal processes 
  • Strong drafting, analytical, and problem-solving  skills 
  • Ability to communicate clearly and effectively with clients, partners, and industry professionals 
  • Excellent organizational skills and the ability to manage multiple active transactions at once 
  • Proficiency with Microsoft Office and relevant legal/transactional software
